Moffat Inspections is owned and operated by Charles Moffat, a dedicated perfectionist with a keen eye for detail, an impressive knowledge of buildings and "what goes wrong in them", and a client-first attitude to every inspection.
Charles's background includes hands-on experience with living in older homes built before 1925 and recognizing their faults. His experience and practical knowledge, combined with formal certification and education at Seneca College, ensures your home inspection is both comprehensive and accurate regardless of whether the home in question is an antique or a more recent build.
Charles believes that every client deserves the right to make informed decisions about whether to buy a home and should be aware of all of the problems a house has before purchasing so that they know everything, warts and all, that will impact their comfort and convenience within the home.

Charles believes that home inspectors should be willing to go above-and-beyond a standard inspection and be willing to comment on issues within the property that are of a concern, especially if it is a safety concern.
For Example:
The vast majority of home inspectors don't really comment on the trees on the property. It isn't something that home inspectors are supposed to inspect because we're supposed to focus on the home, garage, and physical structures. However if Charles Moffat spots a tree that looks like it could collapse or fall down at any point, possibly damaging the home or injuring people, then he feels it is his duty to warn the client (and/or homeowner) about the danger.
The photos below are from before and after multiple trees collapsed in the backyard of a home in North York. Charles Moffat warned the owner/landlord of the property that the trees were either rotting from the inside or were already dead. One of the trees that was rotting from the inside and was infected with giant 'Dryad's Saddle' mushrooms, which thrive on rotting trees and are indicative of how severe the internal rot has become.
Eventually the trees fell down during a windstorm, but fortunately they only damaged the east fence in the backyard and the neighbour's fence to the north-west. Had they fallen towards the west however they would have landed on the house, possibly injuring the occupants. Fortunately the clients (the people renting the property) moved out prior to the trees collapsing and nobody was injured.
In addition to the dead trees/mushroom situation the house in question also had mold problems, a leaky roof, leaky plumbing, and the faulty wiring in the one bedroom that was a fire hazard. The clients/occupants have given their permission that this information may be made public.
The above example illustrates the kind of person that Charles Moffat is. He is the kind of home inspector who will warn you of potential danger, even if reporting such danger isn't technically part of his job.
Many home inspectors want to get the inspection process over quickly. They get in the home, do the inspection quickly, and get out. Write a little report. Done. On to the next client. Charles takes a different approach. He believes in a slow methodical process that should be educational for the client(s) and leaves little room for sloppy mistakes, and he believes in providing clients with detailed and easy-to-understand reports so that clients can make informed decisions.
